Construction has started on the final phase of lodges at Dylan Coastal Resort in Laugharne, Carmarthenshire. According to the Pembrokeshire Herald (8 October 2026), developer Luxury Lodges has begun work on 17 lodges marketed as The Cliffside Collection, overlooking the Taf Estuary, with completion due in February 2027.
It is a striking project at the very top end of the holiday home market. It is also a useful moment to step back and think about what new luxury lodge supply means for people who already own a static caravan or lodge, and for anyone weighing up a sale this autumn.
What has been announced
The figures below are as reported by the Pembrokeshire Herald in October 2026. We have not added anything the report does not support.
- 17 lodges in a final phase. The Cliffside Collection is described as the final collection at the resort.
- A 30-acre resort. The lodges sit within the existing 30-acre Dylan Coastal Resort, which overlooks the Taf Estuary near the Dylan Thomas Boathouse.
- Earlier phases sold out. Luxury Lodges says all earlier phases at the resort have sold out. The company began selling The Cliffside Collection off-plan in April and says several lodges have already been sold.
- A £12 million gross development value. The Herald explains that this is the company's projected combined sales value of the completed lodges, not a build cost.
- Due February 2027. Completion is expected in February 2027, alongside additional infrastructure and a show lodge.
- Four designs. Buyers are offered The Boathouse, The Odyssey, The Lookout and The Verse, with between two and four bedrooms.
- Prices from £375,000 to £1.25 million (as reported October 2026). Luxury Lodges says the top of that range is the most expensive lodge in its portfolio.
- Gardens, terraces and extras. The lodges will have landscaped gardens and private terraces, and some will include hot tubs and garden saunas.
- Shared facilities. Owners will have access to the existing Milk Wood House facilities, including its spa, gym, swimming pool and restaurant.
Jack Hurley, commercial director at Luxury Lodges, told the Herald that starting construction was "a big milestone for Dylan Coastal Resort" and that "with all earlier phases now sold out, anticipation is building for this final premium phase."
The Herald also notes that Luxury Lodges is a family-run company founded in 2015, with other locations in Cornwall, the Lake District, County Durham and Northumberland.
Prices, availability and specifications can change, so anyone interested in the development itself should check current details directly with the developer.
A very different part of the market
It is worth being clear about scale. A lodge priced from £375,000 sits in a different world from most of the holiday homes we see every week. The majority of static caravans on UK holiday parks change hands for a fraction of that, and many older units are valued mainly on their age, condition and the remaining time they can stay on their pitch.
So a Welsh coastal development like this does not set prices for the wider market. What it does do is tell us something about where demand is heading at the premium end. Buyers who can spend at that level are choosing estuary views, private outdoor space, hot tubs and saunas, and spa and pool facilities on site. Those expectations tend to filter down, gradually, into what holidaymakers and owners look for elsewhere.
What new luxury lodge supply can mean for owners
If you already own a holiday home, a story like this raises a few practical points.
Demand for quality is strong. The fact that earlier phases sold out, and that several Cliffside lodges have reportedly sold off-plan, suggests there are still buyers prepared to commit to well-located, well-specified holiday homes. That is encouraging news for the sector in general.
New stock competes for attention. On any park, brand new units with fresh specifications naturally draw interest. A private owner selling an older static or lodge on a park where new stock is being marketed may find buyers comparing like for like, and the newer unit often wins on looks alone. That does not mean an older home has no value. It does mean presentation, honest pricing and realistic timescales matter more.
Facilities and setting carry weight. Shared amenities such as a spa, pool or restaurant can make a location more appealing. When owners think about resale, the park itself (its setting, its facilities, its reputation and its rules) often matters as much as the unit on the pitch.
Ownership terms matter. Every park has its own licence agreement and park rules. These usually cover things such as how long a unit can stay on its pitch, how private sales work, and any commission or fees involved. Before making plans to sell, it is sensible to read your own licence agreement carefully and ask the park in writing about anything you are unsure of. We are not commenting on the terms at Dylan Coastal Resort, which we have not seen.
Resale is about more than the price tag
At the top end, a lodge like those in The Cliffside Collection is a long-term lifestyle purchase. For most static caravan owners, the more pressing question is usually simpler: what is my holiday home worth today, and what is the easiest way to move it on if my circumstances change?
A few things tend to help, whatever the price bracket:
- Keep paperwork together, including your licence agreement, park rules, service records and gas and electrical safety certificates.
- Be realistic about age and condition. Buyers and parks will both look closely at these.
- Know your site fee position, and check what your park requires before any sale.
- Consider your timing. Autumn is a natural moment to review things before the season closes and the next round of site fees comes due.
Looking ahead
The Cliffside Collection is due to complete in February 2027, with a show lodge expected early next year. It will be interesting to see how quickly the remaining lodges sell, and what that says about appetite for premium coastal holiday homes in Wales and beyond.
For owners of more everyday holiday homes, the takeaway is reassuring rather than worrying. People still value time by the coast, and well-run parks in good locations continue to attract buyers.
