Royal Arch Riverside Park, a lodge park near Fettercairn in Aberdeenshire, is due to be sold at auction this week. Future Property Auctions lists the park in a timed online auction on Thursday 22 October 2026, running from 10am to 3pm, with an opening bid of £1,980,000.
We first mentioned the sale in our October 2026 round-up of holiday park sales and listings. Here is a closer look at the listing, and what it may mean if you own a lodge there.
What the auction listing says
According to the Future Property Auctions listing (checked 20 October 2026), the freehold park sits in approximately 24.25 acres (9.81 hectares) and is described as a luxury lodge park developed for 57 lodges. The listing breaks this down as:
- 21 privately owned lodges, which the listing says pay approximately £60,000 a year in total
- 1 company-owned hire lodge, let through Hoseasons
- 8 show homes listed as for sale
- 19 fully serviced concrete pitches ready for new lodges
- 8 developed serviced pitches awaiting planning approval
The listing also says a phase 2 extension for an additional 36 lodges is "about to be submitted", and that a master plan has been drawn for 161 units, plus an office and laundry, retail space, a café and a gym or spa. It describes the park as having 12-month holiday use. These are plans described by the seller, and the listing does not say that planning permission has been granted for phase 2.
How the auction works
An opening bid is where bidding starts, not necessarily the final price. Future Property Auctions says that, unless specified, its lots are subject to a reserve, which is the minimum price the seller will accept. The listing sets out a 5% deposit (minimum £3,000), a buyer's fee of 1% of the sale price (minimum £2,500 plus VAT) and an eight-week completion, unless the special conditions of sale say otherwise.
What it could mean for lodge owners
If you own one of the privately owned lodges at Royal Arch, the key point is a simple one. A change of park ownership does not, by itself, change your licence agreement. Your agreement and the park rules set out the terms on which you hold your pitch, so they are the documents to check, rather than any guesswork about what a new owner might want.
A few calm, practical steps:
- Find your licence agreement and the current park rules, and keep them somewhere easy to reach.
- Check the length of your licence, how pitch fees are reviewed and any clauses about selling your lodge.
- Keep copies of your latest pitch fee invoice and any recent letters from the park.
- If you receive a letter about changes, read it carefully before replying. Our guide on how to read a park manager's letter may help.
- If anything is unclear, ask the park in writing, or speak to a solicitor about your agreement.
We do not know who will bid, whether the reserve will be met, or what any buyer might plan for the park, so we will not speculate.
