Kingfisher Caravan Park on Sea Lane has had significant changes to its licence terms in recent years, including a well-publicised dispute over caravan age limits. If you own a caravan there and are thinking about selling, it is especially important to work from current, written information rather than what was true a few years ago. Who owns and runs Kingfisher?

Kingfisher Caravan Park is owned by East Lindsey District Council, which described it in 2018 as a 40 acre site with 726 static caravan plots, all privately owned. Press reports in 2022 said caravan sales on the site were led by the council's arms-length company, Invest East Lindsey.

The current park website, checked on 10 October 2026, does not say which organisation handles day-to-day sales and operations today, so that is not confirmed from a current source. It gives the park office as 01754 879228 and info@kingfishercaravanpark.org.uk. If you are about to sell, it is worth confirming who your licence is with, from your latest invoice or licence agreement, so that written questions about selling go to the right office.

Licence length and age: what has changed

This is the area where owners are most likely to have heard different things, so it is worth setting out the history in date order.

  • 2019: The council changed licence conditions. In a statement reported by Lincolnshire Live, it said this introduced a 20-year age limit on caravans. Owners and some press coverage described it as a 15-year rule.
  • 2020: The council said it had offered a further annual licence to owners whose caravans would otherwise breach the limit at the end of that year, recognising the impact of Covid-19.
  • 2021 to 2022: A group of owners brought a High Court claim against the council over the changes. We have not found a reported final outcome.
  • Now (checked 10 October 2026): The park's own sales page says the initial licence is 15 years from new, followed by a further 10 annual licences, provided you comply with the licence terms, have valid safety checks, pay all costs and follow the park rules.

On the face of it, the current wording allows up to 25 years in total, which is longer than either earlier figure. We have used the current page as the most recent source, but because these terms have changed before, and because individual owners may have signed different agreements, please check your own licence and ask the park office to confirm in writing how many seasons your caravan has left. The sales office and private sales

Kingfisher has an on-site sales operation. The current website describes the park as an Atlas main dealer selling new and preloved holiday homes, with stock from around £14,995.

The council's 2018 accessibility guide said the council worked in partnership with its sales agents and granted them the sole right to sell new and used caravans during the licence period. That is an older document and arrangements may have changed, but it suggests that private on-pitch sales may have been restricted in the past. The current website does not say either way.

Before you advertise privately, ask the park in writing:

  • whether a private buyer can take over your licence and pitch;
  • whether sales must go through the sales office;
  • whether any commission or transfer fee applies, and how much.

Selling to the park or part exchange

The current website focuses on selling caravans and does not publish a buy-back or part exchange scheme for existing owners. That does not mean none exists. Ask the sales office whether it would buy your caravan or take it in part exchange, and on what basis.

Site fees and timing

As checked on 10 October 2026, the sales page says:

  • site fees for 2023 were from £3,299, with average annual running costs of about £4,000 including rates, water, insurance, gas and electricity;
  • site fees are usually around £4,000 a year, with prices varying;
  • 2026 site fees are free for new customers buying from the park (terms apply);
  • the park is open from 1 March to the second Sunday of November.

Removal and collection access

The park does not publish a removal process. A few practical points from the council's 2018 guide may still be relevant, but check them:

  • entry was via a barrier operated by an access card issued to licensees, so collection needs arranging with the office in advance;
  • there were speed ramps throughout with a 5mph limit;
  • the park is in the centre of Ingoldmells on Sea Lane, which is busy in summer.
